Getting your credit and finances in order to purchase is the first step. In most cases you will need at least 3.5% of the purchase price as down payment and plan another 3% in closing costs and prepaids. You then need to contact a reputable, experienced and ethical lender. Discuss your wants and needs as far as financing with your lender.
He/she will be the one to discuss current loan rates, types of loan programs available for your situation. Your lender should be able to discuss the pro’s and con’s of each program. Keep your eyes open for unusually high closing costs or interest rates, as well as a lender trying to push you to the max purchase price you can qualify for. This is an essential step, purchasing a home can be emotional and will be time consuming. Have faith in your team and it will all work out.

When interviewing a listing agent make sure to ask them the following:
1. How long have you been in the business?
2. Are you a full time agent?
3. How many homes have you sold in the last 12 months?
4. What designations are you working towards or do you have?
5. Do you provide a display book for prospective buyers?
6. May I see a sample flyer?
7. What is your average list-to-sales price ratio?
8. What is your average days on the market for my area?
9. What type of reports and programs do you provide sellers?
10. How often will you communicate with me?
11. Do you have a solid marketing plan?
At our first meeting we will tour the property together, we’ll discuss all aspects of the home including condition, updates, repairs if any, our exclusive and proven marketing plan and realistic expectations of the process. For our meeting, make sure to have a list or repairs/updates you’ve done since you’ve owned the home in the last 5 years.” After reviewing the home, the comparables in the area and deciding if we are a great fit, we’ll discuss price and get it listed and sold.”
