Application Screening ~Every applicant is professionally screened: credit, income, previous rental, ownership, criminal, sexual predator and civil.

Deposit Collection~ Each applicant must submit their deposit at the time of application. The home will be held for the potential tenant for up to 72 hours until approval, once approved it’s deposited. Move in date must be within 30 days of appliacation dates.

Lease Signing and Walk Thru~ The lease will be sent as soon as possible to allow the tenants to review and ask any questions prior to signing and move in.

Rent Collection and Deposit~ Tenants make rental payments to A Beautiful Home KC, management and operating expenses are taking out, proceeds delivered to the owners via U.S. mail, ACH, Wire or Overnight (fee’s may apply).

For peace of mind for the owner and tenant, we require an AB May Gold Home Warranty on all of our homes … AB May Gold Agreement. The warranty includes seasonal maintenance on the HVAC system as well as covers the majority of the technicals in the home; please see the link for additional information. We can also answer any questions you have. To ensure you get our price ABHKC must set the warranty up.

Arrange and Ensure Exterior Maintenance~ Assessment of the exterior for needed preventative and routine maintenance as well as exterior painting, wood-rot repair, fence repair etc.

Interior Walk-Thru’s ~Periodic walk thru’s to ensure homes are being well cared for by the current tenants. As a landlord we must respect the tenants and their right to live peaceful during the term of their lease; however we have many opportunities to view the interior of the home.

Emergency 24 Hour Maintenance ~ When everyone else is asleep we are here in the event of an emergency.

Renewal Signing ~There is nothing better than keeping a great tenant around! The main reason a tenant renews, is not because of a home but because of how they were treated while in that home. It’s a great compliment that we have so many renewals.

Eviction assistance ~ In the rare event that the need arises we coordinate the process with our corporate attorney.

What We Require From Our Owners…

The property needs be clear of all personal belongings

All items in home must be functioning and in esthetically pleasing condition

Safety and obvious issues should be addressed prior to showing the property

The home must be covered under the AB May Gold Agreement
AB May requires a walk thru to ensure systems are in working condition

Working smoke detectors on each floor

4 Furnace filters left at the house annually

Fall gutter clean out (Spring clean out if needed as well)

Between each tenant we require the following to be done at owners’ expense (other issues may need to be addressed as well)
